Directions from Provo/Orem: Take Provo Canyon US-189 towards Heber Valley. Turn left on Charleston Road UT-113 towards Midway for about 3 miles. High Valley Ranch will be on your left.

Directions from I-80: Take I-80 to US-40 East towards Heber Valley. Turn right onto River Road. At the roundabout, take the third exit onto N River Road. Turn right onto E Main St/UT-113 for about a half a mile, then turn left onto S Center St/UT-113. High Valley Ranch will be on your right.

High Valley Ranch Estate homes are large to accommodate extended family and visitors with square footage between 4,900 to 7,200 square feet. The Cottages will range between 1700 to 4000 square feet.

How much are the Wasatch County property taxes?
Primary residents are taxed up to 1% and second homeowners up to 1.5% of property value.

What privileges come with ownership?
The use of one stall and full access to all community facilities and amenities.

What is included in the onsite amenities?

How much are the monthly Homeowners Association Dues?
$340.00 per month.

What do the dues cover?
General assessments for landscaping, snow removal to your door, lodge and pool facilities and the fixed costs of the equestrian amenities including the use of one stall.

What will it cost to board my horse?
The boarding fees are $550.00 per month for the first stall and $640.00 per month for additional stalls.

What if I have more than 2 horses?
Owners may rent unused horse privileges from other owners at the fixed cost. Additional horse privileges may be available for purchase.

May non-owners use the facilities?
High Valley Ranch amenities and equestrian facilities are for the use and enjoyment of High Valley Ranch residents, family members, and guests only.

Can my trainer or riding instructor work with
my horse and me at High Valley Ranch?

Yes.

May I have a dog and other pets?
Yes, owners may have up to two dogs and two cats. The installation of the wire for an electronic fence is included in the price of a home. In-home dog care will be offered by approved third-party providers.

Are there CC&R’s?
Yes, they are part of the Seller’s Disclosure Package.

What is the water source for High Valley Ranch?
Midway City is providing the culinary water. Midway Irrigation Company is providing the irrigation water for the common area and the pasture.

When will construction on the homes begin?
Roads and infrastructure are in for the first 13 home sites. The plat for the Cottages will be filed soon. Home construction is expected to begin spring 2008.

When will construction on the equestrian facilities begin?
We expect arena construction to begin in July 2008.
